The history of each construction company of modern Russia is divided into two periods – before the crisis and after it.
At the turn of 2008-2009, many enterprises ceased to exist, migrating in debt and unfulfilled obligations. There were those who lost leading positions, but, nevertheless, survived. Among them – Opin CJSC.
In 2002, the Interros holding formed the construction company Opin. Thanks to a good launching pad and ambitious plans, the enterprise in a rather short time has reached large volumes of construction. The peculiarity of the organization was its strategy. “Opin” assumed multimillion -dollar loans to certain guarantees. For these funds, the company bought land plots throughout the Moscow region. The priority was those located near large highways.
Its first large loan of 25 million. $ “Opin” received in 2004. A year later, this amount was doubled. Within only a few months, the land fund of the enterprise has become more than 580 hectares. Subsequently, the Pestovo residential complex (128 hectares) and the residential complex “Martemyanovo” (229 ha) were built on these squares. At the same time, Opin has always been calculated by its obligations on time. Thus, in just a few years of work, the company had a reputation as a reliable partner with whom not only pleasant, but also profitable to cooperate.
The peak of the development of the enterprise can be considered 2007. Then several important events occurred in his history. First of all, a peculiar record was set – the next loan reached $ 100 million. Some of these funds went to purchase assets. In particular, Opin bought the control package of shares Viceroy Homes Limited (VHL). In addition, in the same year, sales of apartments in the residential complex “Martemyanovo” started.
But the crisis soon struck, and the stormy activity of Opin practically came to naught. The implementation went slowly, and the construction was completely frozen for several years. That is why in 2011 the company management announced large -scale rebranding. New times are a new strategy. One of the stages of its implementation was to get rid of unnecessary assets. It was the Canadian company VHL who acted as Ballast. Already in 2012 it was sold for $ 11 million.
Another important decision that was made in Opin is to build only residential complexes. The company had “in reserves” millions of hectares of land in the Moscow region. As of 2015, this figure reached a figure of 38 million hectares!
Therefore, there is every reason to believe that the UP “opin” will return its position.
